Residential Freehold Sale

Our fees for a residential freehold sale are based on the sale price of the property, plus associated costs. All fees exclude VAT and disbursements.

  • We require at least 10 working days between exchange and completion. If you have a shorter period, then there will be a charge.
  • Additional fees may be required for indemnity insurance policies if applicable.

Leasehold Sale

Our leasehold sale fees are based on the sale price of the property, plus associated costs. All fees exclude VAT and disbursements.

  • In addition, there may be fees payable to the landlords or managing agents for any management fees falling due.
  • We require at least 10 working days between exchange and completion. If you have a shorter period, then there will be a charge.
  • Additional fees may be required for indemnity insurance policies if applicable.

Leasehold Purchase

Our leasehold purchase fees are based on the purchase price of the property, plus associated costs. All fees exclude VAT and disbursements.

  • In addition, there may be fees payable to the landlords or managing agents for notifying them of the purchase (these fees will be dependent on the managing agent/landlord).
  • We require at least 10 working days between exchange and completion. If you have a shorter period, then there will be a charge.

Our fees cover all work required to act for the lender on both the mortgage and any redemption. All fees exclude VAT and disbursements.

Probate — Grant Application

Applying for a Grant of Probate / Letters of Administration. The cost is dependent on the individual circumstances including the assets in the estate, the value of the estate, the number of beneficiaries and whether there is any inheritance tax payable.

Estate Administration

There is a separate charge for realising and distributing the assets. This depends upon the nature of those assets and the number of beneficiaries. All fees exclude VAT.

  • Key stages: taking instructions and obtaining the Will, Death Certificate and papers; obtaining details of assets and liabilities; preparing the HMRC account; preparing the oath and Legal Statement; lodging papers with the Probate Registry; reporting with the Grant of Representation; collecting assets and discharging liabilities; preparing estate accounts for your approval; distributing the estate.

  • Disbursements are costs payable to third parties (search fees, court fees, HM Land Registry fees, Stamp Duty etc.) that we pay on your behalf.

  • If the transaction becomes more complex than anticipated (e.g. defective title, additional trust work, unusual lease terms), we will always agree any additional charge with you before doing the work.
